Roof Exterior Inspection
The professional roof inspectors at Metro City Roofing will complete a thorough roof inspection, looking for hail or wind damage, granule loss on asphalt shingles, cracked or missing shingles or tiles, damage to skylights, flashings, and gutters. Granule loss from extreme wind or hail will likely be found in the gutters or nearby downspouts around a home. We will also look at all rubber boots and seals around vent pipes, looking for deterioration and signs of water entry points into a home.
We will document our inspection with photos and videos to share with homeowners, insurance companies, and our records. Keeping photos from an inspection is valuable to compare against future examinations.
Our roof inspectors have many years of experience, with more than 500 inspections completed in the last few years alone. We can quickly assess roof damage that requires repair or a complete roof replacement. Some issues are better dealt with speedily and proactively before more significant problems occur.
The following is a list of items included as part of a comprehensive exterior roofing inspection:
- Identify code requirements for the specific home
- Loose granules in the gutters and around the home’s downspouts
- Check for gutter apron that is drilled through the gutters
- Existing or non-existent drip edge
- Missing or loose shingles due to extreme wind
- Shingles with hail “hits” or impact marks and determination of new vs. old
- Shingles with excessive granule loss
- Shingles with broken seals from improper installation or excessive wind
- Shingles with blisters due to improper attic ventilation
- Exposed, rusted, or loose nails
- Dented or damaged flashing from hail or wind, includes skylights
- Rusted metal flashing
- Flashing that shows signs of additional caulk to maintain a proper seal
- Chimney cracks
- Deteriorated rubber gaskets that surround vent pipes, preventing a proper seal
- Gutters and downspouts damaged with hail impacts or rust that prevent water flow to the downspouts and away from the home
- Rotted or damaged fascia board and siding
