Ken Caryl homeowners must comply with Master Association documents, which require architectural approval for exterior home improvements. The Master Association clearly states that no work should start before receiving full approval of all submitted improvements.

It is the responsibility of the homeowner to acquire all necessary permits and adhere to Jefferson County regulations. See the roof replacement form.

  • All roofing materials must be installed per the manufacturer’s instructions and specifications.
  • Drip edge required at eaves and gables.
  • Ice barrier will be required for asphalt shingles, metal roof shingles, mineral roll roofing, slate, wood shingles, and wood shakes.

Inspections

  • A mid-roof inspection is required (when more than 10%, but less than 25% of the roof is complete).
  • A final roof inspection is required (when the roof is complete).
  • When the roof has passed the final inspection, a green sticker with the inspector’s signature will be affixed to the permit card to provide you with a permanent record of the inspections.
  • The building permit card must be posted where it is accessible and visible from the street.
  • Access to the roof must be provided to areas taller than one story.

  • Ken Caryl’s history begins with Major Robert B. Bradford’s purchase of the property in 1859. He soon built the Bradford/Perley House, as well as a toll road ($1.50 per wagon) to aid travelers moving west from Denver in 1859. The combination of the Bradford/Perley House Inn and the toll road heading towards the mining camps proved lucrative for Bradford. Unfortunately for Bradford, the construction of a competing road up Turkey Creek Canyon in 1867 (known as Highway 285 in the modern day) replaced Bradford’s more difficult route ultimately doomed his enterprise.
  • Jefferson County’s slogan is the “Gateway to the Rocky Mountains”, and commonly nicknamed Jeffco.
  • In the South Park episode Trapped in the Closet, a reference is made to FunPlex, an amusement center in Ken Caryl, though it has been renamed multiple times since then; first Fat City, then Mr. Biggs, and finally the current name, Fun City. Fun City closed in the summer of 2015, and the building was subsequently demolished.
